Court-appointed expert, categories C.10 and C.13.
Registered as an expert before the Court of Appeal in categories C.10 (plumbing, sanitary and water networks) and C.13 (thermal, climate and refrigeration engineering), I handle the full range of technical disorders and disputes affecting these installations, whether in a single-family home, a multi-unit residential building, or a commercial or industrial property.
This cross-cutting competency covers the full range of a building's plumbing and sanitary installations, without exclusive specialization in a single area. It allows me to handle cases combining several disorders — water supply, drainage, sanitary fixtures, water heaters — and to provide a coherent overall view when the dispute is not limited to a single technical trade.
Examples of disorders handled: diffuse, unlocalized leaks, widespread malfunctions of an aging installation, overall non-conformities found at the handover of works, disputes involving several sanitary trades simultaneously.
On-site sanitation (septic tanks, micro-stations, compact filters, drainage fields) serves one home in five in France. Poorly designed, undersized, or poorly maintained, this type of installation quickly becomes a source of odor nuisance, soil pollution, and regulatory non-conformities (DTU 64.1).
Examples of disorders handled: clogging of the drainage field, undersizing relative to the number of occupants, tank sealing defects, non-conformity noted by the local sanitation authority (SPANC) during a property sale, neighbor disputes related to odor nuisance or land pollution.
Note: collective wastewater treatment plants fall under a different competency (E.03.05) and are not covered by this category.
This competency covers gas distribution networks within buildings: supply, piping, connections, shut-off valves, and their compliance with current safety standards. The stakes here are particularly high, as a failure in a gas installation can endanger occupants' safety.
Examples of disorders handled: sealing defects in gas pipework, non-conformity of an installation found during a regulatory inspection, incidents or losses caused by a gas leak, disputes following network modification works.
This competency concerns the sanitary equipment itself: fittings, sanitary appliances (bathtubs, showers, toilets, sinks), their installation, connection and proper operation.
Examples of disorders handled: sealing defects at appliance connections, fitting malfunctions, installation defects causing water infiltration, non-conformities with accessibility or hygiene standards.
Given the challenges of sustainable water management, an increasing number of buildings incorporate systems for harvesting, storing and treating rainwater for domestic use (irrigation, toilets, laundry). These installations, still not widely standardized, are a source of specific disorders when poorly designed.
Examples of disorders handled: sealing defects in storage tanks, malfunctions of filtration and treatment systems, non-conformity with sanitary standards in cases of mixed use with the drinking water network, sizing not suited to actual needs.

This competency covers the full range of a building's or subdivision's water collection and distribution networks: drinking water supply, wastewater drainage (kitchen, bathroom) and sewage (toilets), and rainwater management. It frequently comes into play in new construction, subdivision or co-ownership cases.
Examples of disorders handled: slope or connection defects in drainage networks, rising odors or fluids, infiltration linked to defective buried pipework, non-conformities in connections to the public network, disputes over the allocation of responsibility between private and common areas in a co-ownership.
This competency covers the full range of heat production and distribution systems, regardless of the energy source used (gas, oil, electricity, wood, district heating): boilers, radiators, underfloor heating, domestic hot water (DHW) production, flues and chimney systems, as well as associated ventilation installations. It also extends to industrial thermal processes and incineration installations.
Examples of disorders handled: recurring boiler breakdowns, domestic hot water production malfunctions, non-conforming flues creating safety risks, uneven heat distribution within a dwelling, disputes over the sizing of a new or renovated heating system.
This competency covers installations for cooling, treating and renewing air: heat pumps, reversible air conditioning, air handling units, cleanrooms, controlled mechanical ventilation (CMV/VMC), as well as associated energy-saving and heat-recovery devices. With the widespread introduction of summer comfort requirements in new regulations, this field is growing rapidly.
Examples of disorders handled: heat pump breakdowns, ventilation malfunctions causing humidity and condensation disorders, noise nuisance from air-conditioning equipment, incorrect sizing causing excess consumption or discomfort, failure to meet regulatory summer comfort thresholds (Tic, DH).
This competency concerns installations for producing and distributing cold, whether for residential, commercial (cold rooms, refrigerated display cases) or refrigerated transport applications. The technical issues involved are specific: refrigerants, circuit tightness, energy performance.
Examples of disorders handled: breakdowns of commercial or industrial cold rooms, refrigerant leaks, regulatory non-conformities related to the refrigerants used, malfunctions affecting the cold chain and causing loss of goods.
Geothermal energy, which harnesses heat from the subsoil for heating and sometimes cooling buildings, is a fast-growing technology whose design and implementation remain complex: drilling, geothermal probes, geothermal heat pumps, and connection to district heating networks where they exist.
Examples of disorders handled: geothermal probe malfunctions, underperformance of an installation relative to initial forecasts, disputes related to drilling works, issues with connection to a district heating network.
This competency, in particularly high demand since the tightening of thermal regulations (RT2012, RE2020), covers insulation of the building envelope (walls, roof, floors, windows) as well as of technical equipment (heating networks, hot water tanks). It is closely linked to the pathologies of high-performance buildings: an insulation defect or poor coordination with ventilation can cause humidity, condensation or thermal comfort disorders.
Examples of disorders handled: untreated thermal bridges, air-tightness defects, non-conformity with regulatory thresholds (Bbio, Cep), pathologies from insulation poorly combined with ventilation (condensation, mold), energy underperformance relative to a builder's contractual commitments.
Many of the disorders encountered in the course of my assignments actually fall under several of these competencies at once: a moisture pathology, for instance, may result from a combination of a ventilation defect (C.13.02), poorly designed insulation (C.13.05) and a faulty drainage network (C.10.06). It is precisely this dual expertise — plumbing/water networks and thermal/climate engineering — that allows me to provide a comprehensive, coherent diagnosis rather than a siloed analysis by trade.
