In France, roughly one in five homes is not connected to the public sewer network and instead relies on an individual (non-collective) wastewater treatment system, more commonly known as an on-site or autonomous sanitation system. Septic tanks, micro-stations, compact filters, drain fields: when these installations are poorly designed, poorly maintained, or aging, they can become a source of significant nuisance, and even sanitary and environmental risks.
As a court-appointed building expert, specializing in particular in water networks and autonomous wastewater treatment, I regularly intervene in disputes related to these installations, whether in the context of a property sale, a neighbor dispute, or an issue identified after renovation work. Here are the main signs that should alert you.
This is often the first warning sign. A recurring sewage smell, particularly near the tank, the inspection chamber, or in the garden, generally indicates:
An occasional odor after heavy rain is not necessarily alarming, but a continuous unpleasant smell warrants a thorough diagnosis.
If the ground above the drain field remains permanently waterlogged, even outside of rainy periods, or if water pools on the surface, this usually points to soil clogging or the system being undersized relative to the volume of wastewater it needs to treat. Unusually dense and green vegetation in this exact spot (a “fertilizing” effect from poorly treated wastewater) is also a revealing sign.
A sink, bathtub, or toilet that drains with difficulty, along with backflow or gurgling in the pipes, can signal:
Rats, flies, and mosquitoes in unusually large numbers around the tank or treatment area are often attracted by poorly contained or poorly treated wastewater, revealing a sealing failure or a defective cover.
The absence of inspection by the SPANC (the French Public Service for Non-Collective Sanitation) for more than 4 years, the absence of maintenance or pump-out records, or an installation that clearly predates current standards (DTU 64.1, the 2012 regulation and its subsequent updates) are indirect but serious indicators of a compliance risk.
The mandatory wastewater treatment diagnostic carried out before a sale can reveal non-compliance. Be careful: a SPANC non-compliance report does not always precisely describe the technical origin of the defect or its real impact on the property’s condition or structure. This is exactly where a complementary technical expert assessment becomes valuable, to objectively establish the issue, identify its cause, and estimate the cost of remedial work.
Taken individually, these signs do not always allow for a definitive conclusion about the origin of the problem. A wastewater treatment defect can have multiple causes: an initial design unsuited to the soil type, an undersized system, a construction defect, lack of maintenance, or simply the normal aging of the installation. Distinguishing between these causes is essential, particularly in the context of a dispute between a seller and a buyer, a project owner and their installer, or two neighbors.
As a court-appointed expert, my role is to provide an objective, adversarial technical diagnosis: a visual and functional inspection of the installation, an analysis of its regulatory compliance, an investigation into the origin of the issues, and an assessment of the work required to fix them. This diagnosis can take place as part of an amicable expert assessment, a court-ordered judicial expert assessment, or as technical advisor to one of the parties.
